Project Details
Eco-I was appointed to design and deliver the smart enabled BEMS and EMS package.
The project comprises of a central ASHP plant generating heating and cooling to
energy efficient Fan Coil Unit (FCU) serving the Tenant areas. The BEMS provides a full
demand-based software designed to achieve the criteria of the NABERS 5* occupancy
and operating parameters, inline with the NABERS energy model. A dedicated energy
management system is provided which monitors all the water, energy, and electric
meters across the building. Provision of a Distech APEX controller allows future
operation of MQTT communication for digital enablement.

Facility Management Benefits
The BEMS server head end software provides full integration to all connected systems
and offers the building operator full reporting of the operating status of all systems. The
BEMS is tailored to provide two-way graphics navigation along with features such as
weekly reports and alarm management via email. The EMS is provided with dashboard
displays for the building operator to view and manage their energy usage. This offers an
insight of energy usage for thermal, electrical and water upon a Tenant-by-Tenant basis.
Comparison charts and energy ranking are available. Landlord energy is monitored for
all mechanical and electrical services. The EMS offers energy caparison and contribution
charts for all main plant for energy diagnostics.
